Three quotes is good practice. Picking the cheapest one without vetting the contractor is a fast path to rework. Look at recent work, not just price.

A 15–20% contingency isn’t optional. It’s the difference between a project that finishes on schedule and one that stalls when a structural issue or a permit revision is discovered.

Late changes cascade through the schedule, the budget, and the trades. Lock decisions early and trust them.
Mistake 5 — Ignoring permits
Unpermitted work can void insurance, complicate sale, and force expensive remediation. Permits aren’t a contractor’s problem — they’re yours, and they’re worth getting right.
