When you need a permit

In Ontario, most structural changes, new plumbing, new electrical circuits, and any change to the building’s exterior envelope require a permit. Cosmetic work — paint, flooring, cabinetry — usually does not.

How to apply

Permits are issued by your local municipality. Plans drawn to scale, an application form, and the permit fee are the basics. Some municipalities require an engineering review for structural work.

What happens if you skip it

Unpermitted work can:

  • Void your home insurance
  • Trigger a stop-work order
  • Force costly remediation
  • Complicate the sale of the home

Work with a contractor who knows the process

A good contractor handles the permit on your behalf and builds the cost into the quote. If they push you to skip it, that’s a red flag.
