If your home is anywhere near the coast, from Scarborough and Trigg up through the northern beaches, the exterior paint that lasts inland will not last on your place. Salt air and Perth’s UV are a brutal combination, and they find every shortcut a painter took.
Why the coast is so hard on paint
Two things age a coastal exterior fast. Airborne salt settles on every surface, draws moisture, and works under any finish that is not properly sealed. UV then breaks the binder down from the outside, which is what causes that powdery, faded look called chalking. Cheap exterior paint can start chalking and peeling within a couple of summers out here. A proper system holds its colour and its seal for far longer.
The system that lasts
There is no single magic tin. What lasts is the right system for each surface:
- Render and masonry. A premium exterior membrane such as Dulux Weathershield over a correctly sealed substrate. Flexible, UV-stable, and built for the Australian climate.
- Timber weatherboard. Bare or weathered boards scraped and sanded back to something sound, spot-primed, then built up in premium exterior coats. Timber moves, so the coating has to move with it.
- Eaves, fascias and gutters. Often the first thing to go and the most exposed. They get the same prep and finish, not a quick once-over.
- Roofs. Colorbond and tile both take UV-stable coatings, but only after a proper clean and the right primer.
Prep beats product every time
The best paint in the world fails over salt and chalk. On the coast the prep is non-negotiable: wash the salt and grime off, scrape and sand back anything loose or chalking, treat any mould, and prime bare and porous areas before a top coat goes near them. Skip that and you are painting over the very thing that will lift your new finish.
How often should a coastal home be repainted?
Inland, a good exterior system can run well over a decade. On an exposed coastal block, plan on a shorter cycle and keep an eye on the worst-hit walls, usually the ones facing the weather. Catching it before the old finish fails is far cheaper than waiting for bare timber or render.
